How Leveridge works

What Leveridge does

Leveridge is the real estate planning platform for financial advisors. It analyzes every investment property a client owns and translates it into planning language: what the property does to their cash flow and equity, what it would cost in tax to sell, and how the options compare.

Setting up clients and properties

Setup starts with a diagnostic built on publicly available property data, so you can begin without any documents. Adding a client’s real numbers deepens the analysis.

Add a client

Create a client record for the household. It holds every property, analysis, and report for that client.

Add a property

Add a property by entering its address, which lets Leveridge pre-fill what it can, or enter everything manually. Any value Leveridge fills in for you is labeled Estimated, whether it comes from public data or is Leveridge’s own estimate for a figure you haven’t provided. Confirm or override any Estimated value with the client’s real numbers, then add the mortgage, rent, and operating expenses.

Upload a tax return (optional)

Upload a client’s tax return (Form 1040 with Schedule E) and Leveridge extracts the real estate figures automatically. The file is processed in memory and discarded the moment extraction completes; it is never stored. See the Security page for details.

Reviewing a client’s portfolio

Once a client’s properties are in, the portfolio dashboard gives you one view of everything they own. It opens with key observations, short plain-language notes that surface what matters most across the portfolio, followed by the top metrics and a card for each property.

From the dashboard you can open any property for its full analysis, or generate a client-ready report to take into a meeting.

Analyzing a property

Open a property to see its full analysis. Adjust any assumption (appreciation rate, holding period, tax rates, or expenses) and every figure updates. Each number is a deterministic calculation, and a traceability view on each figure shows exactly where its value came from, so nothing is a black box.

Cash flow

Gross rent minus the full expense stack (mortgage principal and interest, property taxes, insurance, maintenance, management, vacancy, and capital-expenditure reserves), to show the net amount the property adds to or draws from the client’s budget.

Equity and lendable equity

Total equity in the property, plus lendable equity: the capital a client can access without selling, calculated at a 70% loan-to-value cap minus existing loan balances.

Appreciation

Annual growth rate, compound annual growth rate (CAGR), and projected future value across the planning horizon you set.

Depreciation

Annual straight-line depreciation and accumulated depreciation to date, used both in cash-flow analysis and in the exit-tax calculation.

Exit tax and net proceeds

Capital gains, depreciation recapture, applicable state tax, and the Net Investment Income Tax, netted against the sale price and selling costs to show what the client actually keeps.

Comparing exit strategies

Open the strategy comparison for a property to see three approaches side by side over the holding period you choose. Each shows its projected outcomes and the assumptions behind it.

Hold

Projected net cash flow and appreciation if the client keeps the property across the planning horizon.

Sell (taxable sale)

Net proceeds after real estate commission, closing costs, capital gains tax, depreciation recapture, state tax, and the Net Investment Income Tax.

1031 exchange

Defer capital gains and depreciation recapture by exchanging into a like-kind replacement property, commonly a Delaware Statutory Trust (DST) for clients moving from active management to passive ownership.

Strategies are presented as a factual, side-by-side comparison of which option leads, trails, or is neutral on each measure. Leveridge never labels an option as recommended or best; the suitability decision stays with the advisor.

Reports and planning-software integration

Portfolio report

Generate a client-ready PDF report that summarizes a client’s properties, key observations, and analyses. It’s the shareable version of the portfolio dashboard, formatted to hand to a client or review directly in a meeting.

Real Estate Planning Fact Sheet

Generate a per-property Real Estate Planning Fact Sheet formatted for eMoney, RightCapital, and MoneyGuidePro. Each one includes current property value, equity, net rental income, and mortgage liability in the format each platform expects, so the property analysis flows into the client’s financial plan.

Data, documents, and privacy

Where property data comes from

Property records, valuations, and market data come from licensed third-party data providers and public records. You can edit any property’s details directly in the app.

How uploaded tax returns are handled

Tax returns are processed in memory and discarded the moment extraction completes. They are never stored; only the extracted planning figures are saved to the client file.

I can’t sign in or I forgot my password

The platform lives at app.leveridge.ai. Use the “Forgot password” link on the sign-in page to reset it. If you’re still locked out, email support@leveridge.ai from the email address on your account.

A number in an analysis doesn’t look right

Every figure in Leveridge is a deterministic calculation, so it can be traced exactly. Check the property’s inputs first, since most surprises come from an outdated value or expense. If it still looks off, email support and we’ll walk through the calculation with you.

Something looks wrong. How do I report a bug?

Email support@leveridge.ai with the client or property where you saw the issue and a screenshot if you have one. We respond within one business day and prioritize anything that blocks client work.
